First Quarter Insights

Prices continue to climb in most communities along 30A, but the drastic decline in the number of sales affected some overall averages. For example, in a year-over-year comparison for sales on 30A, the median sales price for homes decreased. In the first quarter of last year, 356 homes sold with a median price of $1,515,000. So far this year, just 195 Homes have sold with a median sales price of $1,410,000, representing a 7.44% decrease.

The number of available properties is increasing.

Last January through March, inventory absorption rates were between 1 and 1.2 months of supply. So far this year, rates are between 4 and 5 months of supply, indicating we are in a balanced market.

Walton County will begin accepting Beach Driving Lottery Applications for the 2023 Lottery on April 1, 2023.

Applications will be accepted through May 10, 2023, and will be accepted by mail, in-person, or online. Applicants must be full-time Walton County residents and meet all requirements as outlined in Ordinance 2022-02. Applications will not be accepted unless all eligibility requirements are met and all documentation is provided at the time of application submission. Incomplete applications will not be eligible for the lottery drawing.

Update From Walton County, FL - The Old Seagrove Community Roadway and Drainage Improvements Project was initiated to address concerns from the community regarding the condition of the existing dirt roads, drainage, and the feasibility of pedestrian facilities. 2022 began with home prices at an all-time high, inventory was the lowest it's ever been, and homes sold at a never-before-seen pace.

Then, for the first time in history, interest rates doubled within just one year. The number of sales started to dip, and by the third quarter, home sales had declined 39% compared to the third quarter of 2021.
