30A Condos in 2026: A Market Finding Its Balance

In our Fall 2026 edition of IN • REVIEW, we looked at a 30A real estate market that has become increasingly localized. With the third quarter now complete, we wanted to take a closer look at one particular segment: condominiums.

A three-year comparison shows a noticeable shift from 2025. Condo sales have regained ground, median pricing has moved back near 2024 levels, and properties that closed this year spent less time on the market than they did last year.

But the current listings add another dimension to the story.

[READ THE FALL 2026 IN • REVIEW]

What Stands Out in the Numbers

The most notable part of the three-year comparison may be how quickly the condo market changed following 2025.

Last year marked a slowdown across all three measures we're tracking. Fewer condos sold, the median sale price declined, and properties that did sell took considerably longer to find a buyer.

Through September 2026, each measure has moved back in the other direction. Sales have surpassed both 2025 and 2024 year-to-date totals, while median pricing has returned to within about 2 of its 2024 level.

That doesn't mean individual condo values have increased by the same percentage. The mix of properties sold can vary considerably from year to year, particularly along 30A where location, building, size, views and amenities create a wide range of price points.

What the comparison does show is that 2026 looks considerably different from 2025.

The Current Listings Tell Another Part of the Story

Closed sales tell us what's working. The properties still on the market give us a different perspective.

The difference in market time is particularly interesting. Condos that have closed this year spent a median of 62 days on market, while today's active listings have been available for a median of 136 days.

That's a substantial gap.

There isn't one statistic that explains it. Two condos in the same general area can perform very differently depending on the building, condition, view, amenities, association costs, rental history and asking price.

For an owner considering selling, that's an important distinction. The overall condo numbers have improved, but that improvement isn't necessarily being experienced equally by every property on the market.

Looking Beyond the Market Average

This is where the condo data connects particularly well with what we explored in IN • REVIEW.

The broader 30A numbers are useful for understanding direction. But increasingly, the more meaningful questions are closer to the property itself.

How are condos performing in a particular building or community? What has actually sold there recently? How long did those properties take to sell? And how does a particular unit compare with what's currently competing for the same buyer?

Those questions can tell us considerably more than simply asking whether the overall 30A condo market is “up” or “down.”

The first nine months of 2026 show renewed activity following a slower 2025. The current listings show there is still considerably more happening beneath those headline numbers.

That's the part of the market worth watching next.

30A Real Estate Market: Why Community-Level Data Matters

There Isn’t Just One 30A Real Estate Market

Why community-level data matters when buying or selling along 30A and South Walton

Ask whether the 30A real estate market is up or down, and the most accurate answer may be: Which part of the market?

It’s tempting to talk about “the 30A market” as though it were one market moving in one direction. But look a little closer at the sales activity, and a much more nuanced picture emerges.

Alys Beach is not behaving like Blue Mountain Beach. Scenic 30A condos aren't necessarily following the same trends as single-family homes. And communities north of Highway 98 can move very differently from beachfront and resort-oriented properties.

For buyers and sellers, those differences matter.

August Offers a Good Example

Our latest 30A Market Pulse, compiled from local MLS sales data, shows just how differently individual segments of the South Walton market can behave.

Along Scenic 30A, single-family home sales remained almost unchanged from July to August, while the median sales price moved from $1.95 million to $1.70 million and median days on market increased.

The condo market told a somewhat different story. Sales increased slightly, while the median price moved from $1.29 million to $900,000.

Does that mean 30A property values suddenly dropped by those amounts? Not necessarily.

In a market as diverse as ours, monthly median prices can shift considerably based simply on the mix of properties that closed during that particular month. A few more—or fewer—high-end sales can have a noticeable effect.

And that's exactly why the details matter.

Move a Few Miles, and the Story Changes

North of Highway 98, August looked different again.

Santa Rosa Beach experienced fewer sales and a lower median price than in July, while WaterSound Origins saw its median sales price increase from $820,000 to $1.05 million, even as the number of sales declined.

Put those communities together into one broad South Walton statistic, and some of the most useful information disappears.

Even the Same Community Can Have Two Markets

Miramar Beach provides another good example of why property type matters just as much as location.

Single-family home sales increased in August, while the median home price moved lower. Miramar Beach condos also saw more sales—but their median price moved in the opposite direction, increasing from $417,500 to $529,000. Condo median days on market also fell substantially.

Same location. Same month. Two noticeably different market stories.

Luxury Communities Make the Point Even Clearer

At the upper end of the market, community-level differences become even more pronounced.

Year-to-date median home prices range from approximately $1.47 million in Seagrove Beach and $1.825 million in Seacrest Beach to more than $7 million in Alys Beach.

All three are part of the Scenic 30A market. They're clearly not interchangeable real estate markets.

That's why evaluating a luxury property—or any property—based solely on broad South Walton statistics can be misleading.

What Does This Mean for Buyers and Sellers?

For buyers, broad market statistics provide useful context, but they shouldn't be the deciding factor in determining whether a particular property represents good value. Recent comparable sales, available inventory, property condition, location, rental potential, and even the specific street or neighborhood may be far more meaningful.

For sellers, the same principle applies. Hearing that “30A prices are up” doesn't necessarily mean your home's value has increased by the same percentage. Likewise, a decline in a regional median doesn't automatically mean your property has lost value.

The closer the data gets to your actual property and market segment, the more useful it becomes.

That's especially important in South Walton, where a relatively small geographic area contains everything from primary residences north of Highway 98 to vacation-rental condos, Gulf-front homes, and some of Florida's highest-priced luxury properties.

Look Beyond the Headline

Real estate headlines naturally try to summarize a market in a few words: prices are rising, inventory is growing, sales are slowing.

South Walton rarely fits neatly into a single headline.

The better question isn't simply:

“How is the 30A real estate market doing?”

It's:

“What's happening in the part of the market that matters to me?”

At Davis Properties, we've been serving the 30A and South Walton real estate market for decades. If you're considering buying or selling, our team can help you look beyond the broad statistics and understand the activity surrounding your particular property, neighborhood, and price range.

Market statistics referenced above are compiled by Davis Properties from local MLS data. Monthly figures reflect closed sales during the respective reporting periods; year-to-date figures are through August 2026. Median prices can vary significantly based on the mix and number of properties sold and should not be interpreted as changes in the value of an individual property.

What Is Cap Rate? What 30A Real Estate Buyers Should Know

What Do Real Estate Investors Look at in Terms of the Cap Rate?

The capitalization rate gives buyers an easy way to compare how much income different properties might earn.

For example, if you are looking at several 30A vacation rentals, you can use cap rates to narrow down your options before digging deeper into each property’s finances.

But a higher cap rate does not always mean a better investment.

A property with a higher projected return might also need more maintenance, have less stable income, or be in an area with uncertain long-term demand. Another property could have a lower cap rate but be in a location or style you like more.

That’s why the cap rate is just one number to consider, not the final answer.

Why Cap Rate Can Be More Complicated on 30A

The 30A real estate market is unique because many properties are both investments and vacation homes.

Owners often look at more than just income. Personal use, how close the property is to amenities, and the neighborhood’s potential all matter. Rental income can also vary a lot from one 30A property to another.

Several factors can influence rental performance, including:

Proximity and access to the beach

Gulf views

Number of bedrooms and bathrooms

Private or community pools

Walkability and bikeability

Neighborhood amenities

Property condition and finishes

Parking

Rental restrictions

Property management

Seasonality and owner usage

Two properties that look similar on paper can perform very differently once you consider these factors.

Gross Rental Income Isn't the Same as Net Income

Many buyers make the mistake of focusing only on gross rental projections when looking at 30A rentals.

A property with high annual rental income might seem appealing, but the total revenue does not show what is left after expenses.

The costs of owning a vacation rental can vary a lot. Things like insurance, HOA fees, management, maintenance, utilities, pool service, landscaping, and repairs all affect your net income.

That’s why you need to know what is included and what is not when you look at rental projections or past figures.

When comparing properties, always make sure you are looking at numbers that are based on the same criteria.

A Comparison of Historical Rental Income with Rental Projections

When looking for an investment property in 30A, you might see both historical rental performance and projected rental income.

That doesn't make them the same thing.

Historical records show how a property actually performed in the past, though results can depend on how it was used, management choices, and other factors.

Rental projections are estimates for the future, based on assumptions about rates, occupancy, and market demand.

While both may be useful, neither of them should be seen as a guarantee of future rental income.

It’s just as important to understand the assumptions behind the numbers as it is to know the numbers themselves.

Location Still Matters

On 30A, location can make a big difference even over a short distance.

A property situated on the Gulf, a house with legal beach access, and one several blocks from the beach could all attract different renters and buyers.

Even within the same neighborhood, things like Gulf views, being close to amenities, lot position, parking, and distance to the beach can all affect rental demand and resale appeal.

This is one reason why you need to look at more than just cap rates when assessing 30A investment properties.

The property itself and its place in the market still matter.

What is a Good Cap Rate for a Property on 30A?

There isn’t a single cap rate that guarantees a 30A property is a good investment.

It really depends on the property’s features, price, your goals, how you plan to use it, your risk tolerance, and what you expect from it over time.

Someone focused on getting the highest rental income will look at a property differently than someone who wants a second home to rent out when their family is not using it.

For many 30A buyers, the decision is about balancing income potential with lifestyle and long-term ownership goals.

Look Beyond the Percentage

The cap rate is a helpful starting point when looking at a 30A investment, but it should not be the only thing you consider.

Before you buy a vacation rental or investment property, make sure you look at the whole picture:

Think about income, expenses, location, property condition, rental restrictions, amenities, past performance, personal use, and long-term potential.

The better you understand all these factors, the more useful the cap rate becomes.

At Davis Properties in Northwest Florida, we have helped buyers and sellers along Scenic Highway 30A and in South Walton for many years. Local knowledge is especially valuable when you are looking at properties that may seem similar online but have very different features once you consider the neighborhood, location, and rental market.

With 30A real estate, the numbers are important, but understanding the property behind those numbers is just as important.

One of South Walton's most anticipated weekends is on the calendar. Tickets are now on sale for the 30A Songwriters Festival, returning over the Martin Luther King Jr. holiday weekend, January 16–19, 2027.

The 30A Songwriters Festival is now in its 18th year and has grown into the biggest and most respected songwriters festival in the Southeast. Music fans from around the world come to enjoy great performances in special venues along Florida's Gulf Coast.

This year, more than 175 well-known songwriters will perform over four days in more than 30 venues along Scenic Highway 30A. You can enjoy small shows in cozy rooms for under 100 people or see big concerts for thousands at Grand Boulevard's Town Center and the Seaside Amphitheater. Each show gives you a different way to enjoy live music.

A Musical Journey Along 30A

The 30A Songwriters Festival stands out because of its location. Venues are spread across beach towns like WaterColor, Grayton Beach, Seaside, Alys Beach, Seacrest, Rosemary Beach, Blue Mountain Beach, Grand Boulevard, and Sandestin. This gives guests a chance to enjoy South Walton's beauty while listening to great music.

Whether you prefer large outdoor concerts or intimate songwriter sessions, the festival has something for every music fan.

More Than a Music Festival

Since starting in 2010, the festival has welcomed famous artists like Jackson Browne, Lyle Lovett, Brandi Carlile, Brian Wilson, Emmylou Harris, Elvis Costello, John Prine, Melissa Etheridge, Jason Isbell, Mavis Staples, Indigo Girls, and many others. The festival has also helped new artists become well-known across the country.

Russell Carter Artist Management and the Cultural Arts Alliance of Walton County co-produce the festival. All net proceeds go to the Cultural Arts Alliance to support arts education, public art, scholarships, artist grants, and cultural programs in Walton County.

Purchase Tickets Early

You can now buy weekend passes, VIP experiences, and transportation packages. Because this is one of the area's most popular winter events, tickets and places to stay sell out fast. Planning early is the best way to get the festival experience you want.

One important reminder: Festival tickets must be exchanged for an official wristband at Festival Headquarters before attending performances. Tickets alone will not be accepted at festival venues.

For tickets, artist announcements, and festival information, visit www.30ASongwritersFestival.com.

Whether you are visiting 30A for a long weekend or live in South Walton, the 30A Songwriters Festival is a highlight of the year. You will not want to miss it next January.

Hurricane Preparedness Guide for 30A & South Walton Homeowners

Hurricane Preparedness Guide for 30A & South Walton Homeowners

Living along Scenic Highway 30A means enjoying sugar-white beaches, coastal dune lakes, and one of Florida's most beautiful communities. It also means preparing for hurricane season each year.

The good news? A little planning before a storm develops can make a tremendous difference. Whether you're a full-time resident, own a second home, or manage a vacation rental, taking a few simple steps now can help protect your family, your property, and give you greater peace of mind.

At Davis Properties, we've called South Walton home for more than 30 years. We've weathered our share of storms and know that preparation is always the best defense.

Before Hurricane Season

The Atlantic hurricane season runs from June 1 through November 30, with activity typically increasing from mid-August into October. Before the season ramps up, take time to prepare your home and review your emergency plans.

Consider completing these tasks before a storm is ever on the radar:

Review your homeowners and flood insurance policies.

Photograph your home and valuable belongings for insurance records.

Trim trees and remove dead branches around your property.

Inspect your roof, gutters, and drainage systems.

Test hurricane shutters or confirm storm panels are easily accessible.

Service generators and replace old fuel if needed.

Know your evacuation zone and identify several evacuation routes.

Save important phone numbers, including your insurance company and utility providers.

A few hours of preparation today can save days—or even weeks—of stress later.

Build a Hurricane Supply Kit

Don't wait until store shelves are empty. Build your hurricane kit before it's needed and replenish supplies each year.

Essentials

One gallon of water per person, per day (minimum three days)

Non-perishable food

Manual can opener

First-aid kit

Prescription medications

Personal hygiene items

Pet food and supplies

Electronics

Flashlights

Extra batteries

Portable power banks

Cell phone chargers

NOAA Weather Radio

Important Documents

Store copies in a waterproof container or digitally in secure cloud storage.

Include:

Insurance policies

Identification

Medical records

Property deeds

Financial information

Emergency contacts

When a Storm Is Forecast

Once a tropical storm or hurricane begins tracking toward the Gulf, it's time to move from planning to action.

72–48 Hours Before Landfall

Fill your vehicle with fuel.

Charge phones and backup batteries.

Withdraw cash.

Refill prescriptions.

Stock up on food and drinking water.

Freeze bottles of water to help keep food cold if the power goes out.

48–24 Hours Before Landfall

Secure or bring inside patio furniture, grills, umbrellas, and decorations.

Close shutters or install storm panels.

Move vehicles to higher ground if flooding is possible.

Set refrigerators and freezers to the coldest settings.

Review evacuation plans with your family.

Never wait until the last minute if local officials issue an evacuation order.

Hurricane Preparedness for Second Home Owners

Many homes along 30A serve as vacation homes or investment properties. If you won't be here during hurricane season, a little extra planning goes a long way.

We recommend:

Having a trusted local contact inspect your property after severe weather.

Installing smart security cameras and leak detectors.

Turning off the water supply when the home will be vacant for extended periods.

Storing or securing outdoor furniture before leaving town.

Keeping alarm codes, gate codes, and emergency contacts updated.

Reviewing your insurance coverage annually to ensure it reflects your home's current value.

These simple precautions can help minimize damage and speed recovery if a storm impacts the area.

Know Your Evacuation Zone

If local officials issue an evacuation order, don't wait.

Leave early, follow designated evacuation routes, and monitor updates from Walton County Emergency Management and the National Hurricane Center.

Helpful Resources:

Walton County Emergency Management

National Hurricane Center

Florida Division of Emergency Management

Bookmark these websites before hurricane season so you can access reliable information when it matters most.

Local Tip from Davis Properties

One of the biggest lessons we've learned over the years is that preparation is easier than recovery.

If you're away from your home during hurricane season, consider asking a trusted neighbor, property manager, or maintenance company to inspect your property after a storm. Catching a roof leak, broken window, or plumbing issue early can prevent much larger repairs later.

Living Along the Emerald Coast

Hurricane season is simply part of life along Florida's Gulf Coast. Fortunately, with thoughtful preparation and a solid plan, there's no reason it has to be overwhelming.

At Davis Properties, we believe being a local expert means more than understanding the real estate market. It means helping homeowners protect one of their most valuable investments and sharing the knowledge that comes from living and working in South Walton for more than three decades.

Whether you're purchasing your first beach home, caring for a vacation property, or preparing to sell, we're always here to help.

Stay safe, stay prepared, and enjoy everything that makes life along 30A so special.

Need a printable checklist for your home or rental? We've put one together for you

Community Spotlight: Why Rosemary Beach Still Feels Different After 30 Years

Why Rosemary Beach Still Feels Different After 30 Years

Last year, Rosemary Beach celebrated its 30th anniversary. Today, it’s difficult to imagine 30A without it. The cobblestone roads, the public square, the architecture, the walkability, and the atmosphere of a community that seems to emerge naturally from thoughtful design.

For many visitors, Rosemary Beach feels timeless, as though it has always been here. But thirty years ago, it was little more than an ambitious idea. And like many great communities, its success began with a group of people who saw possibilities long before everyone else did.

A Different Vision for the Coast

In the mid-1990s, much of the Florida Panhandle was still developing under a familiar model. Coastal communities were often designed around cars, individual lots, and maximizing density.

Rosemary Beach dared to be different. The founders envisioned a genuine town where architecture, public spaces, walkability, and daily life would be thoughtfully woven together.

Rather than designing around roads and parking lots, the plan focused on people. Front porches faced the street, parks became gathering places, boardwalks connected residents to the beach, and neighborhoods encouraged walking, biking, and interaction. Today, those ideas feel familiar. At the time, they were anything but.

The Right People at the Right Time

Great communities don’t just appear. They’re the result of vision, careful planning, and the drive to see an idea through. An often-overlooked part of the Rosemary Beach story is how local leaders turned a vision into reality.

Long before Rosemary Beach became one of the most recognized communities on the Gulf Coast, Larry Davis saw the potential of the concept and the people behind it.

He helped connect key individuals whose common vision ultimately shaped the project's future. Those introductions and relationships helped bring together the land ownership, development leadership, and planning expertise necessary to move the community from concept to reality.

Communities like Rosemary Beach don’t emerge from a single idea. They emerge when people with vision, resources, and expertise align around a common purpose.

Design That Still Works Thirty Years Later

What makes Rosemary Beach remarkable isn’t simply that it was successful. It’s that the principles behind it continue to work decades later.

The town was designed around concepts that have only become more valuable over time:

Walkability

Public gathering spaces

Mixed-use planning

Access to nature

Strong community identity

While development trends have come and gone, Rosemary’s original design philosophy remains remarkably relevant. Families still gather in Barrett Square. Children still ride bikes through town. Neighbors still meet on front porches and community greens. The physical design continues to support the lifestyle the founders envisioned.

The Ripple Effect Along 30A

Rosemary Beach did more than create a successful community; it influenced what came next. Its success demonstrated that buyers valued intentional planning, architectural consistency, and a strong sense of place.

Many of the communities along 30A drew inspiration from similar principles, elevating the entire corridor into one of the country’s most distinctive coastal destinations. Today, visitors frequently speak of the unique character that defines 30A. That character didn’t happen by chance. It was built by people willing to think beyond the next project and imagine what the coast could become over generations.

The most successful communities are rarely defined solely by their buildings. They’re defined by how people experience them.

Thirty years on, Rosemary Beach stands as a testament to what’s possible when thoughtful planning, inspired design, and long-term vision are matched with commitment.

For those who watched Rosemary Beach take shape, its success feels natural. The vision has always run deep, and what’s truly remarkable is how faithfully that spirit has endured across generations.

Why Some 30A Homes Sell Quickly While Others Sit

Why do some 30A homes sell quickly while others sit? Learn what today's buyers value most.

This week, we address the question on many sellers' minds.

"If homes are still selling along 30A, why are some selling so much faster than others?"

It’s a fair question. After all, buyers are still purchasing homes. Yet some properties seem to attract immediate attention, while others remain on the market for months.

Usually, there isn’t just one reason. Today’s buyers have more choices, information, and time to evaluate options. As a result, the difference between homes that sell quickly and those that stay is more noticeable.

Here are some of the main reasons.

Price Matters More Than Anything

Often, the simplest answer is the right one. Price is still the biggest factor in how fast a home sells. Many sellers compare today’s market to the exceptional conditions of 2021 and 2022. Buyers, however, evaluate each home against all current competing properties.

When two homes are similar, buyers look for the one that offers better value. Today’s buyers are well-informed. They know recent sales, track price reductions, and understand the features of competing properties.

A home does not need to be the lowest-priced, but it must be competitively positioned.

Buyers Are Comparing More Than Location

Location remains important along 30A, but buyers are now considering additional factors.

They're comparing rental potential, insurance costs, HOA fees, renovation needs, beach access, views, furnishings, and property condition.

Homes that seem similar on paper can differ significantly when buyers assess the overall ownership experience, and properties with fewer uncertainties often sell more quickly.

Condition Is More Important Than in Recent Years

During the pandemic, limited inventory led buyers to accept more imperfections. Today, they have options. Aging roofs, outdated interiors, and worn furnishings now receive much closer scrutiny. This does not mean every seller must undertake a full renovation. However, move-in-ready homes are likely to attract more interest than those seen as future projects.

Presentation Influences Perceived Value

First impressions are critical in a highly competitive market. Because buyers begin their search online, professional photography, effective staging, clean spaces, and strong marketing help buyers recognize a property's potential before scheduling a showing.

Not Every Segment of the Market Is Moving at the Same Pace

A common mistake is assuming all of 30A behaves the same way. Communities, price points, and property types experience changing demand. For example, a Gulf-front property, a rental-focused condo, and a primary residence in Watersound Origins each attract different buyers and sell at different rates.

This is why broad headlines rarely reflect the full picture. The relevant question isn't whether homes are selling. It's whether homes LIKE yours are selling.

Most homes that remain on the market do not have a fatal flaw. More often, they are simply not aligned with current buyer expectations. Homes that sell fast usually stand out in four ways:

Pricing

Condition

Presentation

Positioning against competing inventory

When these things come together, buyers take notice.
