Are We Just Feeling Busy Or is the Market in an Up-Swing?

Last week we took a look at how the 30A real estate market is doing with Single Family Home activity. This week we dive into to the 30A Condo market and again want to see if data and numbers reflect if how we are feeling about the market matches what is actually happening.

As we did last week and more importantly to provide a more accurate picture into what is happening here at the beach with Condo sales, we reviewed Year-to- Date activity VS 2019 Year-to-Date activity. An Insider’s Peek Into The Current 30A Real Estate Market

We know it feels busy in our market right now with a definite increase in buyer interest and more home showings,  But simply “feeling” busy does not give us a true picture of the reality of our real estate market along 30A. So, we took a look back at last week’s activity to see what took place to see if how we are feeling about the market matches what is actually happening.    

We only looked at Single Family homes, located along 30A’s Scenic Highway + Watersound Origins and here is a glimpse into what took place in the local market during the week of August 12th – 18tr in South Walton Florida!

The Lodge 30A

 

Short term lodging along the coastal road, affectionately referred to as “30A” in South Walton Florida has been limited primarily to homes and condos for vacation options. With a few exceptions, travelers seeking nightly lodging accommodations along the beaches of 30A have been confined to staying in neighboring communities of Miramar Beach, Destin, or Panama City Beach.

That will be changing in the near future.  Recently the St. Joe Company announced a joint-venture partnership with MidGrove Center to build an 87-room boutique hotel located in the heart of Seagrove Beach Florida. We are in the “dog days of summer” when things usually begin to slow down here at the beach. Visitors and families are traditionally returning to their homes to gear up for a new school year. Typically! But we all know – 2020 has been anything but typical! The same has been true of property interest all along South Walton and for our 30A communities in particular. What is traditionally a slowing market this time of year is anything but typical.  As a matter of fact, preliminary indicators are pointing toward a record sales year for many neighborhoods and communities here.
