Seagrove Beach — Momentum Returns to the Heart of 30A
Seagrove Beach topped the charts year-to-date, recording one of its strongest performances since 2022, with sales volume increasing by 22% and median home prices rising by 15%.
A slight drop in price per square foot indicates larger homes are entering the market, while rising median prices indicate buyers still want homes in prime locations and that are well-maintained. Thanks to its central location and lasting charm, steady buyer activity and quick market turnover continue to boost confidence in the Seagrove market.

Blue Mountain Beach — Value and Stability Drive Demand
With its relaxed vibe and natural elevation, Blue Mountain Beach remains a favorite for buyers looking for spacious and peaceful surroundings. Year-to-date, sales volume increased by 12%, although prices have seen a slight dip of 7%.
Homes are selling nearly 40% faster than a year ago—a strong indicator that well-priced listings are moving quickly. This combination of softer prices and faster sales suggests that buyers recognize Blue Mountain as one of 30A’s best value propositions.

Seacrest Beach — Activity Increases as Prices Adjust
Between Rosemary Beach and Camp Creek Lake, Seacrest Beach experienced a small increase in sales volume, although prices saw a 15% downward adjustment.
While prices have corrected from last year’s highs, buyers are more confident about properties that can also generate rental income. Many are taking advantage of price adjustments to secure properties near Alys Beach and Rosemary Beach without the premium price tag.
