Many real estate market reports only highlight the average price, but here's why we provide the median price to help you understand what's happening in our housing market:

The average and the median are powerful tools for understanding the market. By comparing both, you can gain a more comprehensive view, learn about the market faster, and make more informed decisions. This knowledge empowers you, giving you more control over your real estate decisions. So, which one is the best choice to use?

Let's start with reviewing what you probably already know:

  • In real estate, the median price is where half of the homes in an area sell above and half sell below the median price.
  • The average adds up all sales prices and divides them by the total number of sales.
  • Unusually expensive homes can skew the average price more than the median price, so looking at the median sales price while considering a neighborhood is essential.

Why use the median instead of the average?

The advantage of the median is its reliability. It removes extreme outliers from a data set, which are data points that significantly differ from the rest of the data, providing a more realistic idea of what to expect. This reliability is instrumental when planning for expenses, making the median a more secure guide than the average.

When To Use The Average

Averages are helpful when examining a data set in which all values are relatively close together—think Alys Beach, Watercolor, Watersound Beach, and Watersound Origins—where prices may increase gradually from one home to the next.

When you're at the very end of your home search and have narrowed your search down to the neighborhood level, consider using the average instead of the median to generalize about the prices of those neighborhoods.

When To Use The Median

Use the median whenever there are significant price jumps in a given neighborhood. The median is your best friend in some areas along 30A, such as Seagrove Beach, Blue Mountain Beach, and Grayton Beach, where prices range from $675K to $10M+.

When comparing several neighborhoods, you'll want to compare the median prices of those areas to account for a luxury property that might be driving the average prices up higher than what is actually helpful to know.

Analyze the Data

The one word of caution we'll give is that the average and the median are only as good as their data. To get the most accurate averages and medians, you want as much data as possible to draw from. The more listings you can use to find the median or average listing price, the better. With fewer listings, you'll get less reliable results. However, if you're unsure about how to interpret the data or if there are significant outliers, it's always a good idea to get in touch with a real estate agent who can provide professional advice.
