In today’s blog post we take a look at the area’s easternmost community - Inlet Beach Florida. Considered the gateway to South Walton County and Scenic 30A, Inlet Beach encompasses a little more than 3.5 square miles. Bordered on the south by the gulf and beach, and on the north by Lake Powell, the largest Coastal Dune Lake in the Northern Hemisphere. (Learn more here: 30A's Rare Coastal Dune Lakes.)
In the last few years, this formerly sleepy little area at the eastern entrance of Scenic 30A has experienced a surge of growth and popularity both commercially and in the development of new homes and businesses. There are now three main shopping and dining areas located within Inlet Beach 30Avenue, The Crossings at Inlet Beach, and Shops of Inlet Beach.
Inlet Beach will also soon be home to the area’s first pedestrian underpass. The Florida (DOT) Department of Transportation is in partnership with the Walton County Board of County Commissioners for the financing of the $5.6 million dollar underpass project. Currently, construction is well underway for the tunnel which is located at the intersection of Hwy 98 and Scenic Road 30A. Completion of the pedestrian tunnel is projected to be finished sometime in May 2022.
As the project draws closer to completion the Cultural Arts Alliance of Walton County will also be working as a community partner to expand their Art in Public Spaces initiative. There are three condominium complexes located in Inlet Beach - The Pointe Inlet Dunes and Inlet Sands. All are situated south of Hwy 98.
30 Condo Units have sold YTD with a median price of $649K for a 2 Bedroom Unit. $879K marks the 2021 YTD high sale for an Inlet Beach Condo Unit.

If you're not totally familiar with our area, searching for real estate here at the beach can be very confusing. The reason being is that search engines results are displayed based on a property's address/zip code. That's where the confusion comes in! South Walton/30A has only two zip codes covering eleven 30A beach towns.
