First Quarter Insights
Prices continue to climb in most communities along 30A, but the drastic decline in the number of sales affected some overall averages. For example, in a year-over-year comparison for sales on 30A, the median sales price for homes decreased. In the first quarter of last year, 356 homes sold with a median price of $1,515,000. So far this year, just 195 Homes have sold with a median sales price of $1,410,000, representing a 7.44% decrease.
The number of available properties is increasing.
Last January through March, inventory absorption rates were between 1 and 1.2 months of supply. So far this year, rates are between 4 and 5 months of supply, indicating we are in a balanced market.
