At first it would seem like a simple question with the most obvious answer being the quartz, sugar fine, white sandy beaches. If you’ve been to Northwest Florida you know that you can find these beautiful beaches all along the coast. So, lets dig a little deeper and really look at what sets the Beaches of 30A apart from neighboring beach communities. Ready – set – go!
Referred to as “30A” by locals and a growing number of visitors, Scenic Highway 30A is an 18-mile, meandering coastal two lane highway in Southern Walton County Florida. It winds its way through some pretty amazing and unique areas and beach neighborhoods and communities.
High Rise Dunes and Low Rise Buildings
For starters, 30A is home to some of the highest dune elevations found anywhere along the Florida Gulf Coast. With dune areas reportedly as high as 40+ feet above sea level, they provide sweeping gulf vistas from luxury gulf front homes and also serve as a natural buffer from winds and high seas during storms. Best of all, they add to the unique natural beauty of the Beaches of 30A.
What else makes South Walton different? You’ll only find two high rise condo buildings along the entire 18-mile stretch of Scenic 30A! That’s because building height restrictions were put in place by Walton County commissioners back in the 80’s. The local code limits building height to four stories or 50’ which has resulted in the preservation of the natural skyline along this part of the Northwest Florida coast.
Preservation Land and State Parks Rule
Throughout South Walton County, there are long stretches of preservation and forest areas, beautiful Florida State Parks and over 10 miles of hiking & biking trails with a scattering of neighborhoods and beach towns found along the way. In fact, over 15,000 acres or a whopping 40% of the land in South Walton County is dedicated to preservation and state forest areas. It preserves the natural beauty of the area, protects from future over development and contributes to preserving strong property values for the local housing market.
Coastal Dune Lakes
Take a drive along 30A and you’ll see lots of lakes here; but these aren’t your ordinary, run-of-the-mill lakes! They are globally rare Coastal Dune Lakes with unique and delicate ecosystems. Found in only four places throughout the world, these lakes are fed by fresh water creeks and springs and when higher water levels occur they will breach the barrier of the beach line and flow into the gulf. 30A claims the honor of having the largest concentration of Dune Lakes in the world!

Twelve beach communities are located along 30A, each with its own character and style. New Urban communities that include shops, restaurants, and events like Seaside, FL, Alys Beach, Rosemary and Watercolor may be your ideal location to own waterfront real estate.
