We are in the “dog days of summer” when things usually begin to slow down here at the beach. Visitors and families are traditionally returning to their homes to gear up for a new school year. Typically! But we all know – 2020 has been anything but typical! The same has been true of property interest all along South Walton and for our 30A communities in particular. What is traditionally a slowing market this time of year is anything but typical.  As a matter of fact, preliminary indicators are pointing toward a record sales year for many neighborhoods and communities here. 

The 2020 Spring and Summer seasons  have been some of the busiest for the South Walton real estate market activity that we have seen in many years. What is the cause for this spike in the market? We believe there are several factors that are now providing buyers with the opportunity to relocate to the beach full time or .to purchase a second home or vacation property.

  • This year  visitors or many second homeowners retreated from larger urban areas and spent their quarantine time at the beach during  March and April.
  • Large companies based in more populated metro areas are choosing to further the delay the return to traditional office settings.
  • People are coming to the realization that they can efficiently and effectively.telecommute for their work as opposed to living and working in cities.
  • A growing number of families are choosing to continue distance learning for their children for the near future.
  • Interest rates are currently at record low levels making home purchases more of a reality.

Market data from Emerald Coast Realtors' MLS revealed the following top 5 communities along 30A as having the highest sales activity for single family homes, so far this year.

The current 30A market trends with indicators of lower inventory, higher buyer interest and fewer days on the market all point toward a very active sales year favoring sellers.
