Nationally, homeowners see strong returns on projects like kitchen remodels (often recovering more than 70% of the cost at resale) and bathroom upgrades (averaging around 67% recovery). But in our market, where buyers are searching for luxury second homes and vacation retreats, the returns can look very different—and in many cases, more rewarding.
It’s no surprise that kitchens and bathrooms lead the pack for homeowner satisfaction. A thoughtfully remodeled kitchen with top-tier appliances, quartz or marble countertops, and custom cabinetry doesn’t just add function—it sets the tone for the entire home.
On 30A, buyers expect these high-end touches. The same is true for bathrooms: spa-like spaces with walk-in showers, soaking tubs, and designer finishes consistently draw attention. In fact, a sleek, updated kitchen or bathroom can often be the deciding factor for a buyer willing to pay top dollar for a move-in-ready home.
The NAR report shows that outdoor projects like patios and decks deliver solid returns nationwide. But along the Gulf Coast, outdoor living is more than an upgrade—it’s a lifestyle.
Here, features like resort-style pools, summer kitchens, firepits, and deep screened porches aren’t just “nice to have”—they’re expected in luxury properties. These investments often provide a higher return than the national average, not just financially but in the way they elevate a property’s appeal and rental potential.
Nationally, energy-efficient windows and insulation upgrades are popular for their long-term savings. Locally, they take on an added layer of importance.
Impact-rated windows, metal roofs, and hurricane-ready features not only reduce insurance costs but also bring peace of mind to buyers investing in a coastal home. These improvements may not seem glamorous, but they often carry significant weight in purchase decisions.
Some projects don’t always score high on the national remodeling report—like specialty rooms. But on 30A, they can be major selling points.
Think custom bunk rooms designed for family gatherings, wine rooms for entertaining, or golf cart garages that make getting to the beach a breeze. For second-home and investment buyers, these features add real, tangible value.
