I've worked with Davis Properties over eight years and have lived in Seagrove for nearly eighteen years; during that time I've seen a lot of changes and growth take place along the Beaches of South Walton. One of Seagrove Beach's neighborhoods, in particular, remains one of my favorites because it was so well planned from the beginning and offers an inviting, welcoming sense of place.
As very early homeowners in Grove by the Sea, my husband and I ran Arbor Homes, a successful residential construction business. We built many of the homes in this highly popular Seagrove Beach development and we loved being a part of a unique and special neighborhood. I know many of the Grove by the Sea owners and continue to stay on top of what happens here on a regular basis. Established in 1998, Grove by the Sea was developed with the vision of creating a small intimate area, providing strong architectural continuity through a specific design code. The architectural styles found in Grove by the Sea are based on Southern Cracker Vernacular, with many properties incorporating small carriage houses above one or two car garages.
A Beautifully Maintained Vision in Seagrove Beach!
The neighborhood building code is overseen and managed by an architectural review board to ensure the integrity of the developers’ original vision is maintained. The developers also incorporated specific landscape requirements in the plan to protect and preserve the native vegetation of the area. They even went a step further; planting live oak trees throughout the neighborhood to further enhance the area for years to come.
I believe there are a number of reasons that Grove By the Sea continues to be one of Seagrove Beach’s most popular and highly sought after locations:
Convenient location and ease of access to neighboring Seaside, FL, one mile away.
Desirable amenities include two private pools and a tennis court.
Continuity of style and quality of all residences.
Native landscape that provides a natural buffer from the “hub” of 30A activity, creating a welcoming, tranquil neighborhood atmosphere.
Easy access to three public beaches along a lower density stretch of beach front.
Available Homesites are Going Fast
Today, Grove by the Sea is nearly 99% built out. Of the original 104 home sites, only a handful remain vacant. The housing mix is a combination of primary residences, second homes and vacation rental properties. Due to its popularity, market numbers show that properties in Grove by the Sea have consistently held strong values. Properties in Grove by the Sea don't come on the market often and when they do, they're typcially sold very quickly. A recent comparison market study we completed showed that homes for sale here have a lower than normal “Days on Market” compared to properties in the neighboring Seagrove area, as shown in the graphs below.
My real estate partners Tom Hidell, Rachel Lefebure and I have chosen to focus our attention and expertise on the Seagrove Beach area of Scenic 30A. 2015 has been very active for us with over $40.6 million in sales volume year to date, 86% of those sales have taken place in Seagrove. We live here, work here, play here and know this area like the back of our hands!
