An insider’s peek into the current 30A Real Estate Market – Part II: 30A CONDOS

Are We Just Feeling Busy Or is the Market in an Up-Swing?

Last week we took a look at how the 30A real estate market is doing with Single Family Home activity. This week we dive into to the 30A Condo market and again want to see if data and numbers reflect if how we are feeling about the market matches what is actually happening.    

Here is what we found for condo activity the week of August 17th – 24th in South Walton Florida!

As we did last week and more importantly to provide a more accurate picture into what is happening here at the beach with Condo sales, we reviewed Year-to- Date activity VS 2019 Year-to-Date activity. The graph below again this week seems to validate not only what we are feeling it confirms the reality of what is actually happening in the market as well.

In 2019 the average sale price for CONDOS was $727,251 and was actually higher than this year’s average sale price by 10%. This slight decrease in the 2020 average sale price, combined with more this year may be an indicator that buyers see a built-in value for Condo ownership and are opting to buy right now rather than wait. As we found with single family home activity last week, interest and activity in South Walton CONDOS (while slightly weaker) for CONDOS, still points in a positive direction.

And as we found for inventory levels with single family homes – our current number of available CONDOS is also low. As of today, there are only 125 CONDO units available for purchase along 30A. The average offering price is currently is $976,064 for a 2-bedroom 2.5 bath unit with 1571 square feet. Following are the price ranges and availability for the 125 units.
