While the overall price tags on median-priced homes are still on the rise, we're beginning to see a softening in the cost per square foot. This subtle shift could indicate that buyers are getting a little more for their money—or that sellers are making slight adjustments in pricing strategy as the market finds its balance.

Inventory & Sales: Holding Steady

Compared to this time last year, the number of homes sold is nearly identical. We're not seeing a major spike in buyer activity or a big dip either—just a steady pace. Meanwhile, inventory levels have adjusted to meet demand and are sitting at about the same point as in 2023. In other words, there's balance in the air (for now).
