An Insider’s Peek Into The Current 30A Real Estate Market

We know it feels busy in our market right now with a definite increase in buyer interest and more home showings,  But simply “feeling” busy does not give us a true picture of the reality of our real estate market along 30A. So, we took a look back at last week’s activity to see what took place to see if how we are feeling about the market matches what is actually happening.    

We only looked at Single Family homes, located along 30A’s Scenic Highway + Watersound Origins and here is a glimpse into what took place in the local market during the week of August 12th – 18tr in South Walton Florida!

We are in the “dog days of summer” when things usually begin to slow down here at the beach. Visitors and families are traditionally returning to their homes to gear up for a new school year. Typically! But we all know – 2020 has been anything but typical! The same has been true of property interest all along South Walton and for our 30A communities in particular. What is traditionally a slowing market this time of year is anything but typical.  As a matter of fact, preliminary indicators are pointing toward a record sales year for many neighborhoods and communities here.

The Peach Creek neighborhood is located north east of Seagrove Beach, off US Highway 98 in the Point Washington area of the Beaches of South Walton. This wonderful neighborhood serves as an ideal place for year-round living. The ideal location of Peach Creek homes make for a highly desirable neighborhood offering short distances to schools, grocery stores and just five minutes away from 30A’s outstanding beaches.

Peach Creek was developed by D.R Horton Builders in late 2011. Traditional styled homes are both one and two stories with brick exteriors. Plans typically feature 9’ ceilings, open main living areas and double car garages. Home Owner assessments for the neighborhood are very modest.

The Beaches of South Walton have been experiencing a lot of growth and change over the last couple of years. How does that change look?

South Walton County by the Numbers

More and more people are discovering the 30A area as both a vacation destination and as a highly desirable place to live, work, play, and raise their families. Ten to fifteen years ago, it wasn’t uncommon for businesses to close during the “off season” (traditionally Labor Day to March 1); but now, due to a full line-up of nearly year-round concerts, major events, art fairs and festivals, the “shoulder seasons” are becoming more and more narrow. Can you believe we just finished up the third quarter of this year? Not sure where time has gone; but it’s definitely been busy for South Walton real estate sales along the beaches of 30A. To give a sense of what’s been happening through the end of September, we'll break down some of the numbers for you.

Well, the quick, simple answer is; "it’s great – we’re staying busy, homes are selling and buyers are buying".
