As we meet with or talk to buyers and sellers here at the beach, the question that usually kicks off the conversation is almost always: “how’s the market doing??" Well, the quick, simple answer is; "it’s great – we’re staying busy, homes are selling and buyers are buying". And that is the truth of what the 30A real estate market is definitely experiencing right now. But let's drill down on the specific market numbers and put "it’s great" into proper context. Providing a visual report with specific market numbers allows both sellers and buyers to judge for themselves what’s trends are happening.   

The stats I’ve pulled together include both South Walton homes and condos, and covers the most active areas of our 30A/South Walton real estate market right now. In our MLS system, South Walton is divided into a series of specific “areas”; the two areas of focus today are Areas 17 and 18 along highway 30A.

The East Side of 30A

What’s interesting is that while the number of properties on the market is roughly the same as 2014, contract numbers, average sale price and sales volume have increased over 2014 especially with dollar volume.

A 19% increase over last year is a pretty significant jump in the market; I believe Gulf Front sales heavily contribute to the increase in dollar volume.


The West Side of 30A

Area 17: Grayton Beach to the intersection of Hwy 98.

The western side of 30A has experienced significant increases in all numbers especially in total dollar volume.

I believe that this trend has happened in part, because more and more people are coming here to purchase property and are willing to broaden their searches to areas they see as having value with room for potential growth.
