If you’ve been visiting the beaches of South Walton for a while, the thought of buying a vacation home would most likely be intriguing. The beautiful Emerald Coast of Northwest Florida is less than a day’s drive for many people and their families. For those who live a little further away, Beaches International Airport (ECP) in Panama City Beach is an easy 20 minute drive from our area.

It seems to make sense that if you plan on making it down to the Emerald Coast several times a year, buying may be a wiser option than renting. Why spend money on rent for a vacation beach house, when you could own your own? If you’re thinking of buying a home at the beach here are five questions to think about! Finding the right home at the beach depends on several

Open House: 29 Macy Lane

The Peach Creek neighborhood is located north east of Seagrove Beach, off US Highway 98 in the Point Washington area of the Beaches of South Walton. This wonderful neighborhood serves as an ideal place for year-round living. The ideal location of Peach Creek homes make for a highly desirable neighborhood offering short distances to schools, grocery stores and just five minutes away from 30A’s outstanding beaches.

Peach Creek was developed by D.R Horton Builders in late 2011. Traditional styled homes are both one and two stories with brick exteriors. Plans typically feature 9’ ceilings, open main living areas and double car garages. Home Owner assessments for the neighborhood are very modest.

south walton is growing

The Beaches of South Walton have been experiencing a lot of growth and change over the last couple of years. How does that change look?

We’ve put together some stats that are pretty amazing.

South Walton County by the Numbers

More and more people are discovering the 30A area as both a vacation destination and as a highly desirable place to live, work, play, and raise their families. Ten to fifteen years ago, it wasn’t uncommon for businesses to close during the “off season” (traditionally Labor Day to March 1); but now, due to a full line-up of nearly year-round concerts, major events, art fairs and festivals, the “shoulder seasons” are becoming more and more narrow. (Go to Waltonoutdoors and 30A.com for info on upcoming local events.)

the grove by the seaI've worked with Davis Properties over eight years and have lived in Seagrove for nearly eighteen years; during that time I've seen a lot of changes and growth take place along the Beaches of South Walton. One of Seagrove Beach's neighborhoods, in particular, remains one of my favorites because it was so well planned from the beginning and offers an inviting, welcoming sense of place.

As very early homeowners in Grove by the Sea, my husband and I ran Arbor Homes, a successful residential construction business. We built many of the homes in this highly popular Seagrove Beach development and we loved being a part of a unique and special neighborhood. I know many of the Grove by the Sea owners and continue to stay on top of what happens here on a

Summer 2015 came and went quickly and it’s hard to believe that it's nearly a memory. Fall is just around the corner and a “primo” time to be at the beach! We have gorgeous sunsets over the gulf, milder temps, lower humidity and a slower pace to the day. It just doesn’t get much better than that!

The South Walton real estate market has been and continues to be very strong. So far this year market numbers are indicating spring and summer was a very active selling season for real estate in South Walton and Scenic 30A! Davis Properties' year-to-date sales are rapidly approaching $70 million and counting—not too shabby for a small, but dedicated, nine-member sales team! Property values along Scenic 30A and the general area have been consistently

As we meet with or talk to buyers and sellers here at the beach, the question that usually kicks off the conversation is almost always: “how’s the market doing??" Well, the quick, simple answer is; "it’s great – we’re staying busy, homes are selling and buyers are buying". And that is the truth of what the 30A real estate market is definitely experiencing right now. But let's drill down on the specific market numbers and put "it’s great" into proper context. Providing a visual report with specific market numbers allows both sellers and buyers to judge for themselves what’s trends are happening.

The stats I’ve pulled together include both South Walton homes and condos, and covers the most active areas of our 30A/South Walton real estate market right
